PROPERTY DESCRIPTION
9218 Acres - Davenport Ranch
Sheffield - Pecos County
Located just a few miles southwest of Sheffield Texas, in both Pecos and Terrell Counties, this historical ranch is on the market for the first time in over 100 years. Purchased originally by the Davenport family in 1900, this awesome West Texas ranch has been handed down through five generations and has been continually used as working cattle/livestock ranch through the current date. This exceptional West Texas ranch offers an ideal blend of working cattle operation, hunting retreat, and scenic investment property located just 70 miles south of Midland, 40 miles west of Ozona and just 9 miles from Interstate 10. The ranch fronts on RR 349 with 7+- miles of paved frontage and 4 separate gate access points.
Headquarters include an excellent water well, a well constructed 3 bedroom 2 bath main home, fenced yard, garden area, a 2 bedroom 2 bath bunkhouse, a single bedroom hunting cabin, carport, metal workshop with enclosed storage area and covered parking, equipment barn with covered parking area, numerous sets of working pens, horse barn and game cleaning area.
Terrain: The ranch offers an amazing variety of terrain with vast areas of rolling grasslands to several deep limestone canyons lined with heavy vegetation of native trees, brushes and cacti. Near the SW corner of the ranch is a large limestone dam built to impound water at the head of a canyon, obviously a site where springs were located supplying water for wildlife and livestock many years ago. Along the ridges of the canyons are numerous signs of centuries old Indian Camps and mounds which provides endless recreation with artifact hunting and collecting.
Water: The ranch has 7 domestic water wells strategically located throughout the ranch and one permitted irrigation well located near the Northeast corner of the property. Six of the wells are on windmills and two are solar operated. A very extensive water distribution system provides water throughout the 11 individual pastures, varying in size from 220 acres to over 2040 acres. Over the past several years miles of new fencing has been built throughout the interior of the ranch. Stock tanks, water troughs, feed stations, multiple cattle guards and multiple sets of working pens are scattered throughout the ranch providing needed infrastructure for a true working cattle ranch. Abundant native grasses blanket the ranch and provides excellent cattle grazing year round.
Over 20 miles of interior roads provide easy access to nearly every area of the awesome ranch, and a single one tour of the expansive ranch is like a true safari, providing an amazing experience of the raw beauty some of the most scenic areas of Terrell county: deep scenic canyons, steep limestone bluffs, wide hardwood lined valleys, sheer rock bluffs with small caves, Indian campgrounds and absolute incredible views for miles of the surrounding mountain ranges and canyons. The habitat includes Blue Oaks, Cedar, Yucca, Spanish Dagger, Soto, and numerous varieties of cacti. The ranch is a rare migratory route for the Monarch butterflies and has also been recognized for exceptional bird watching by the Audubon Society. The evenings and nights offer the very best sunsets, moon rises and fabulous night skies anywhere: there's nothing like a night in west Texas on a clear Autumn night.
Hunting on the ranch is exceptional and the wildlife include free ranging whitetail, blacktail, elk, red deer, aoudad, occasional antelope, javelina, turkey, quail and dove. Multiple varieties of varmints roam the expansive ranch and include coyotes, bobcat, mountain lion and other species. The ranch has not been hunted in a number of years and large numbers of game are seen regularly. Multiple trophy red deer and aoudad sheep have been harvested on the ranch. The native brush and deep canyons provide excellent habitat and cover for the large numbers of native game. The ranch offers the opportunity to create a premier hunting retreat, private recreational ranch, bird watchers paradise or off roader's playground.
Other possible income opportunities include rumored wind farms, solar projects, data centers and the prospect of a high voltage power line being installed in the near vicinity of ranch. Call Morris Killough with any questions or to set up a showing for Davenport Ranch 210-415-9850
